How to know when you're onto a great property manager

We know that good tenants are worth their weight in gold. Finding the best way to manage and support both tenants and landlords to ensure the longevity of the relationship is also worth its weight in gold.

Having a property manager in your corner is perhaps one of the greatest assets you, as a landlord, can have. For return on investment, for management of the property itself, and of course for managing the sometimes-tricky task of tenants, you want your property manager in your corner cheering you on.

You know you’re on to a great property manager when…

  • They keep you informed about your property and tenants. Being kept in the loop about what’s happening with your tenants is important for your current and future planning.
  • They pre-warn of upcoming maintenance and repairs. Emergency repairs are sometimes unavoidable (there’s no way to predict when a hot water system is going to fail!), but correct inspection and a good relationship with tenants can identify upcoming maintenance that may need to be addressed.
  • They offer regular reviews on how your property is performing. The market is changing all the time and you want to ensure your property is keeping up. If there’s a chance your property could be performing better, you’d like to know about it.
  • They keep you updated on relevant legislative changes. While you may have a vested interest in the requirements as a landlord, as industry professionals, your property manager has first-hand knowledge of changes in legislative requirements.
  • They provide timely communication. We can reach each other with the touch of a button or keyboard, and while sometimes your property manager may have a list as long as their arm, providing a timely response to your query goes a long way.
  • They have excellent negotiation skills. There will no doubt be times when issues may come to light and need to be appropriately addressed. Having a property manager adept in negotiation skills in your corner will always be beneficial.
  • They keep your records up to date. Need a ledger or history of maintenance for your property? Your property manager should be able to access these almost immediately.
  • They have a list of reputable contractors. A trusty tradie is also worth their weight in gold. For repairs and maintenance you want to know you can rely on your property manager’s recommendation.
